Orewa runs along a 3km stretch of open beach, and that's exactly what makes it different from most of the Hibiscus Coast. There's no harbour or headland breaking up the wind off the water, so beachfront and esplanade-facing properties cop a lot more direct salt exposure than homes set back a few streets. At the same time, Orewa's housing stock is genuinely mixed: older retirement-era units near the town centre sit alongside newer townhouses and apartments spreading down from Millwater and Milldale. Different ages, different cladding, different cleaning needs, all in the same suburb.

No headland to break the wind means esplanade and beachfront properties build up salt film and algae noticeably faster than streets further back from the water.
