Hobsonville Point is one of the newest suburbs in Auckland and it is built almost entirely in cedar, painted weatherboard and dark render. It looks sharp. It also shows every bit of mould, lichen and airborne grime the moment it starts to settle in.

The dark charcoal and near black cladding that gives the Point its look is the worst offender. Green algae film on a dark wall reads as a dull grey haze long before anyone thinks to call it dirty, so most people only notice once a neighbour gets theirs done and the difference is obvious.

Add the harbour. Wind coming off the upper Waitematā carries salt and moisture across the whole peninsula, and the south facing walls that sit in shade half the day never properly dry out. That is the perfect setup for lichen on the roof and black spotting down the cladding.

Older Hobsonville, over towards the village and Clearwater Cove, is a different job again. More brick and tile, more mature trees dropping leaf litter into gutters, and concrete driveways that have had twenty years to go green.

Tight sites are the norm here.

Half of Hobsonville Point is shared driveways, rear laneways and a metre and a half between you and next door. A lot of gear simply does not fit, and a lot of operators will quote you sight unseen then find out the hard way.

We are based at Red Beach and run down SH1 and SH18 regularly, so Hobsonville is a standard part of our week rather than a special trip. Being straight about it: we are not the closest operator to you, but we are out that way often enough that scheduling is easy and you are not paying a travel premium for it.

No. We soft wash, which means low pressure and a treatment that kills the mould and algae at the root rather than blasting it off. High pressure on cedar or dark render is how you end up with furred timber and patchy paint, so we do not do it.
Yes. Most of Hobsonville Point is like that. We run compact gear with long hose runs and water fed poles, so we work from wherever we can park and reach the rest from the ground. Send us a photo of the site when you enquire and we will tell you straight away if there is anything tricky.
Once a year for most properties. If you are on the harbour side, in shade, or under trees, some people go every nine months. Dark cladding hides the build up longer, which usually means people leave it too late and it takes more work to bring back.
